A beachfront address

Villa Nilaya sits on a 1,000 sqm plot in a secluded corner of the Boathouse residential estate, ten minutes from the town of Hua Hin and directly opposite Palm Hills Golf Course. It is one of very few true beachfront villas available for holiday rental on this coast.

Four buildings stand in the gardens: the main villa and three detached single storey pavilions, a spa pavilion and two bedroom and living pavilions filled with natural light. Timber walkways run between them through the lawns, so each building keeps its own privacy while the group stays together.

Five bedrooms across three buildings sleep 10 guests, and 2 extra beds can be added on request for a group of 12. That makes the villa well suited to two or three families travelling together, or a group of friends who want their own front door at the end of the day. Breakfast and daily cleaning are included, and the kitchen team can cook lunch and dinner in the villa on request.

Rather than one large house, Villa Nilaya is arranged as a main villa and three detached pavilions set among lawns and frangipani, linked by timber walkways through the garden. Every bedroom has its own bathroom or direct access to one, and every pavilion has its own living room.

The heart of the house, over two floors. The ground floor is for the whole group: living room, indoor dining, kitchen, a bathroom with a shower and the covered terraces that run along the pool. All three bedrooms are upstairs.

One long living room opening onto the deck, an indoor dining table, a full kitchen, and covered terraces along the pool where most meals are eaten. There is also a bathroom with a shower on this floor, so nobody has to go upstairs after a swim.

A self contained one bedroom pavilion of 48 sqm with its own living room, so guests can retreat from the main house entirely. Glass on two sides brings the garden inside.

Lit timber walkways thread through the lawns and frangipani between the four buildings, so the short trip from a pavilion to the main villa is part of the pleasure of the place. Early morning and last light are when the property is at its best: the sea a few steps away, the gardens quiet, and nobody around but your own group.

Villa Nilaya sits in a quiet corner of the Boathouse residential complex, and guests have the run of the shared grounds: several swimming pools including the beachfront infinity pool, a fitness centre, a tennis court, lawns and a children's playground. Palm Hills Golf Course is directly opposite the entrance.

Rates and services

Daily rates,
and what they include

Rates are per night for the whole villa: all 5 bedrooms, all 4 buildings and the gardens, sleeping 10 with 2 extra beds available. They move with the season, so the figure for your dates is confirmed when you enquire, and they are nett: no tax or service charge is added on top. Breakfast and daily cleaning are included. Everything else is arranged as you want it, cooked in the villa kitchen or booked with a few hours' notice, and settled directly with the staff.

Location

Hua Hin,
on the sand

Hua Hin has been the Thai royal family's seaside town since the 1920s, and it still has that feel: a long flat beach, night markets, seafood restaurants along the pier and a run of good golf courses inland. Bangkok is about two and a half hours by road.

The Boathouse estate sits south of the town centre, gated and quiet, with Palm Hills Golf Course directly opposite the entrance.

Navigate to the estate gate first

Set your driver’s navigation to Boathouse Hua Hin, not to the villa. The gate is on the main road directly opposite Palm Hills Golf Course, and everything past it is private. Give the villa number, 1506/3, at security and they will wave you through. Villa Nilaya is the beachfront villa at the far end of the estate, on the sand.

        Arrival & departure
        
    Check-in is from 2:00 pm and check-out is by 12:00 noon, unless we have agreed otherwise. Early arrival and late departure depend on the villa being free that day, and we will always try to arrange it.

        Payment
        
    A 50% deposit secures your dates and is non-refundable. The balance is due 30 days before arrival. Both are paid by bank transfer to P.S.N Multiplus Limited at Siam Commercial Bank (SCB), Bangkok, in Thai Baht.
    
        
    Dates are held for a limited time while the deposit is on its way. If it does not arrive by the due date, the booking may be released.

          Cancellation
          
    Cancelling 31 days or more before arrival forfeits the 50% deposit. Cancelling within 30 days of arrival forfeits the full rental amount.

          Security deposit
          
    A THB 5,000 security deposit is payable on arrival to cover any damage or breakages during your stay. It is returned on departure, less any unpaid expenses.

    Groceries and drinks bought on your behalf are charged at cost and paid to the villa staff in cash in advance. Cooking, massages and other in-villa services are settled directly with the staff.

    The villa is cleaned daily. Bed linen and towels are changed every three to four days, or sooner if needed.

          Conduct
          
    The lead guest is responsible for the behaviour of everyone in the party. Should any guest behave in a way we consider inappropriate or unlawful, the host or their representative may ask them to leave without refund. The owner or their representative may enter the villa when necessary.

          Care & supervision
          
    Guests are responsible for the safety of everyone in their party. Please take particular care around the pools and the beach; children must be supervised by an adult at all times.

          Utilities & force majeure
          
    We are not liable for delays, extra costs or inconvenience caused by events beyond our control, such as severe weather, floods, fire or civil disturbance, nor for interruptions to water, electricity, internet or pool systems, though we will do everything we can to have them fixed quickly.
